<p>Hiring workers, especially handyman type has become a &#8220;red hot&#8221; issue with state and federal agencies that oversee employees. Knowing the rules is very important for everyone in the <em>business of fixing up houses</em> when you can&#8217;t do everything by yourself.</p>
<p>It makes no sense whatsoever to negotiate &#8220;killer deals&#8221;, and earn the big bucks, only to have everything taken from you because your handyman fell through the window he was fixin&#8217; &#8211; or choked on mold fumes painting your bathroom. <strong>You can protect yourself</strong> from these potential problems rather easily &#8211; but only if you know the rules to begin with!</p>
<p>Hiring workers is an absolute must for property owners who must have help to build their personal wealth &#8212; <em>There&#8217;s simply no way around it!</em> One choice is to hire state licensed contractors for $100 an hour (California rates), but after paying them, <em>where&#8217;s your profit? </em>Thankfully, there is another way, but there are some rules you must follow. <p>One of the major benefits in this business is that it&#8217;s very stable and almost 1.00 percent predictable. You can expect to enjoy a nice long career and a very rosy future if you invest in basic housing. Do not allow yourself to get side-tracked. .</p>
<p>A few words of caution are appropriate here. Do not get side-tracked. Y?U must constantly stay on guard against the &#8220;slicksters&#8221; who expound on softer, easier and faster methods that will make you rich, I have discovered this vulnerability in myself. I suspect there is a close relationship between a housing entrepreneur (which I am) and a &#8220;make it quick&#8221; speculator which I ain’t. I’m just a sucker for slick sounding get rich schemes.</p>
<p>After many years investing and with much self-discipline, I have learned to listen politely, nod my head and finally say no thank you. I&#8217;m in the housing business and that&#8217;s all I can handle at this time &#8230;..</p>
<p>I shall always be grateful to those people who sold me on the proposition that investing in income producing real estate was truly a solid and proven pathway that leads to financial independence. I also discovered it&#8217;s the same path that leads to a genuine personal freedom. Real estate investing has given me the opportunity to control my own life and all my affairs.</p>
<p>People often ask me, &#8220;What do you enjoy most about being your own boss? Is it making more money or is it the freedom to spend your time doing the things you really want to do?&#8221; The answer is both. The way I see it, life would be very dull indeed if I had to spend all my waking hours stacking my real estate earnings in a room and guarding it. On the other hand, without cash flow or profits, I wouldn&#8217;t be able to do all the things I like to do even with my freedom.</p>
<p>That was my problem working at the phone company. When I finally got enough seniority to take a five week vacation, I could never accumulate more than two weeks of extra money to enjoy it.</p>

Borrowing for a down payment or to payoff rehab debt makes good sense. What don&#8217;t make good sense and often happens &#8212; Investors will borrow the maximum amount they can. All the funds don&#8217;t get used for business &#8212; But even worse, the payment on the new borrowing turns the property into an alligator. That&#8217;s very bad, don&#8217;t do it! </p>
<p>For fix-up investors, newly created equity (after fix-up) is a prime source for <strong>quick cash. </strong>Every investor I&#8217;ve ever met needs cash. House fixers are well aware that fixin&#8217; houses for yourself don&#8217;t provide a paycheck on Friday night like traditional W-2 jobs. Quite often, house fix-up investors must rely on their<strong> newly created equity </strong>for grocery store money. </p>
<p><strong>After fix-up</strong> &#8211; it&#8217;s fairly easy to obtain a new loan or another loan to pullout all your cash, which includes the<strong> down payment </strong>and <strong>fix-up funds</strong>. In the strict sense &#8211; borrowing has little to do with profit-making. It has more to do with increasing your debt. However, it facilitates your forward movement to make profits! Without cash you cannot move forward; therefore, your investing would be stopped. Also, your overloaded credit cards will likely need relief. </p>

			<content:encoded><![CDATA[<p>I have long held that one of the most important reasons for investing and operating income-producing real estate is because you can enjoy maximum control over your investments. You alone may collect the income. It&#8217;s you alone who gets to keep the money, less expenses, from the properties every month. You decide who will live on your property, when to make improvements and when to raise the rents &#8212; Finally, it&#8217;s you who writes the checks and keeps control of all property expenses.</p>
<p>I can&#8217;t speak for others, but I like to invest my money in the kind of investment I can reach out and touch! Houses and small apartments fit the bill perfectly. I also like to invest my money where I&#8217;m the boss. My plan for making money is the only one I use. With my name on the deed when something goes haywire, I have all the control to immediately fix it. Most importantly, I don&#8217;t lose all my money when someone else goofs!</p>
<p>Obviously, no investment is 100% <em>FAIL-PROOF</em>. However, I have found that investment houses are about as close to fail-proof, as I need to be. Once I learned how to structure my purchases so that the mortgages would be paid off by my tenants over a long period of time, I effectively removed most of the downside risk to me. The highest risk is during the first 2 years of ownership. That&#8217;s when most marginal tenants move out and expenses are at their peak because of clean-up and fixing. After that, it&#8217;s much smoother sailing as rents begin to move up each year while the mortgage payments stay constant. Added cash flow automatically &#8220;locks in&#8221; greater safety.</p>
<p>When I compare owning income-producing houses with other common types of investing &#8212; I still like mine the best! Real estate has an excellent track record for as long as I&#8217;ve been around. It has it&#8217;s own tax shelter and, of course, my renters will pay off all my debts. All I have to do is hang on and make good management decisions. After my tenants finally payoff the mortgage debt, the money I get to keep every month far exceeds the dividends of any equivalent size investment I know of.<br />
My good friend from Chipley, Florida, investor Jimmy Napier, says it best &#8212; <em>&#8220;NEVER ALLOW ANYONE TO VOTE ON YOUR MONEY.&#8221;</em> When you own income-producing real estate houses &#8212; And you collect all the rents, you&#8217;ve effectively stopped most investment leaks!</p>
